Job Description

Coordinates and directs the day to day campus general maintenance and plant operation and manages community support services related to site educational programming, planning, construction, maintenance, and alteration of equipment, machinery, buildings, and other facilities by performing the following duties personally or through subordinate supervisors.

Essential Duties and Responsibilities: include the following. Other duties may be assigned.
  • Provides ongoing communication and reporting of site activity to both the client and ABM senior management
  • Inspects buildings and grounds and evaluates support services effectiveness and use of space and facilities.
  • Processes all general maintenance, community requested service and specific assigned PM Activity associated with academic programming spaces.
  • Directs general maintenance personnel and workers engaged in community support, equipment service, installation and repair, facilities equipment repair, and preventive maintenance.
  • Plans, budgets, and schedules facilities modifications including cost estimates, bid sheets, layouts, and contracts for construction and acquisitions.
  • Performs audits using SITE and SWOP to support service planning and client service needs
  • Helps develop long range plans, conceptual designs, and capital outlay requirements and documentation for buildings and grounds.
  • Formulates and coordinates program specifications, requirements for proposals and contracts, and associated documents.
  • Acts as liaison to public utility, environmental, and energy agencies.
  • Monitors plumbing and other systems operation and tracks energy profiles against operating performance. Works with client to identify energy conservation measures and implements such as needed.
  • Inspects construction and installation progress to ensure conformance to established specifications.
  • Reviews service contracts for compliance with site needs and provides oversight to validate adherence to specifications and quality of deliverables
  • Assists in the coordination of building space allocation, layout, and communication services.

Supervisory Responsibilities:

Directly supervises 9 to 12 employees in the Facilities Operations and Maintenance Department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Education and/or Experience:

Bachelor's degree (B.A.) from four-year college or university; or one to two years related experience and/or training; or equivalent combination of education and experience.

Language Skills:

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. To perform this job successfully, an individual should have knowledge of QA Software; BAS automation, CAD or .DWG programs a plus; Internet software / Office 365 with strong ability in Excel and PowerPoint / Outlook Mail; CMMS (Asset Essentials) Software Experience; EPay Payroll systems; MS Project or Milestones Simplicity Project Management software a plus.

Certificates, Licenses, Registrations:

Current Driver's License, Formal Facilities Management Certification (BOMI, CFM etc.), HVAC or Plumbing License, EPA Universal Certification

Other Skills and Abilities:

Knowledge of allied building services trades, complex digital building control systems and central plant operation and maintenance are important. Ideal candidate should be fully self-starting, able to motivate crews and be customer service driven

Other Qualifications:

Must be willing to work at all; hours. Primary hours will be second shift M-F 2-1130p
Candidate should have had formal training in control systems and plant diagnostics
Good understanding of energy management and demand containment - exposure to Energy Conservation Measures desired
